Is my bank supported?
AutoCalc currently supports 28+ lenders — the major banks, mid-tier and customer-owned banks, and the main non-bank and specialist lenders Australian brokers use every day:

We focus on getting each lender right rather than racking up a count. These cover the lenders behind much of Australian mortgage settlement volume — the major banks and their brands plus the main non-bank and specialist lenders. For most scenarios we test, the figures are designed to match the bank's own calculator closely rather than being a rough estimate, though you should always verify against the lender's own tool before relying on a result. We'd rather give you lenders you can rely on than a longer list of approximations.

How accurate are the numbers?
Each lender's calculator is built to independently reproduce the results of that bank's own serviceability assessment — the income shading rates, assessment buffers, living-expense (HEM) rules, and negative-gearing treatment are implemented from the lender's published rules rather than being approximated.
Every calculator is cross-checked against the bank's actual spreadsheet (or live calculator) using thousands of automated test cases, so that a max-borrow or UMI figure in AutoCalc is designed to line up with what you would get filling in the lender's own tool by hand.
For most scenarios we test, our figures match the lender's own Excel calculator very closely — often to the dollar. We can't guarantee an exact match in every case, so don't take our word for it: download the prefilled Excel from AutoCalc and compare it against the bank's spreadsheet side by side.
AutoCalc is a fast first-pass guide, not financial, credit, or other professional advice. The figures are informational only. Final serviceability always rests with the lender's own assessment, and lender policies and calculators change — we work to keep the calculators current, but you remain responsible for verifying results and exercising your own professional judgement before relying on them.
Where do the bank and shading policies come from?
There are a lot of conflicting policy notes floating around the industry — internal cheat-sheets, old screenshots, and second-hand summaries that are often stale or no longer relevant. To cut through that, we implement each lender's published serviceability rules ourselves, and rank the sources we rely on by how authoritative they are, always deferring to the highest-ranked one available:
- The lender's own serviceability calculator — the bank's official tool, which we use as the benchmark to validate our independent implementation against.
- The bank's official policy documents — published credit and serviceability guides.
- BDM-communicated emails and documents — written confirmation direct from the lender's business development manager.
- Other trusted resources — reputable industry references, used only where nothing higher is available.
When sources disagree, the higher-ranked one wins — so where our figures differ from the lender's own calculator, we treat the lender's calculator as correct and adjust ours to match.
Does AI do the maths?
No. Every borrowing-capacity number — max loan, UMI, assessment rate, shading — is produced by our own deterministic code, written independently to apply each lender's published serviceability logic. There is no language model anywhere in the calculation path.
The only place AutoCalc uses a model is the optional payslip reader, which turns a PDF into structured fields you review before anything is calculated. More detail is on the Trust & Security page.
Do you store my clients' payslips?
No. Payslip files are never written to disk or any database — the bytes are sent to our document-parsing service and discarded. You can also redact a payslip in your own browser before it ever leaves your computer. Full details, including how to verify this for yourself, are on the Trust & Security page.
Can I export to the bank's own calculator?
Yes. AutoCalc automates a step accredited brokers already do by hand. For supported lenders, it takes the figures you entered and fills them into the lender's serviceability calculator — the same template brokers use — so you can review and verify the numbers in the format you already work with, without re-keying.
This feature is available only to licensed or authorised brokers. You remain responsible for ensuring your access to, and use of, each lender's calculator and materials complies with that lender's own terms.
Can I put my whole team on one subscription?
Yes, on the Pro plan. One subscription covers up to 5 people, the account holder included. Everyone signs in as themselves — there are no shared logins — and only the account holder ever enters a card.
The monthly payslip-reading allowance is pooled across the team rather than split evenly, so whoever does most of the document work can use it. Saved cases are not pooled: they stay in the account of the person who created them. Once you're signed in there's a full walkthrough in the portal, linked from My Team.
How do I add someone, and does it use up a seat?
You send an invitation from My Team, they sign in, and they accept. Signing in on its own doesn't join them to anything — joining is always a deliberate step, because it changes who can see their work.
Invitations don't cost a seat. A seat is only taken when someone actually joins, so you can invite as many people as you like and the limit only applies at the moment one of them accepts. Invitations that are declined or that run out of time cost nothing either, and My Team shows you which is which so you're never left waiting on one that isn't coming.
One thing worth getting right: an invitation is tied to the exact email address you send it to. Invite the address the person actually signs in with — a work alias or a slight variation of it won't match, and they'll be told there is no invitation waiting. That's deliberate: it's what stops a forwarded invitation link working for anyone but its intended recipient.
Can the account holder see their team's client files?
Yes, read-only, and every team member is told so plainly before they join — it's a condition of joining, not a setting hidden in a menu. The account holder is paying for the work, so they can open any case a member creates and see the applicants, loans, securities and lender results.
The cases themselves stay in the member's own account. Nothing is copied and nothing is moved. Every time a case is opened this way it is written to an access log, so “who saw this file” is answered by a record rather than by a setting somebody could quietly change.
Team members can't see each other's cases — only the account holder can.
What happens to my work if I leave a team?
You keep it. Your login, your account and every case you created stay yours — they were never the account holder's to take — and you go back to an ordinary free account. The account holder stops being able to see your cases from that moment.
The same applies if the account holder's subscription lapses: team access pauses for everyone until it's active again, and nobody loses any work. A team member's own plan deliberately stays on Free the whole time they're in a team, which is what makes joining and leaving clean in both directions.
